EPC improvement

HomeEPC improvement

The government has proposed that all rental properties will need an EPC rating of C or above by 2025, the new regulations will be introduced for new tenancies first, followed by all tenancies by 2028.

We understand (and share) landlords’ frustration at the ever-increasing regulations and government-imposed costs, all seemingly designed to make being a landlord even more onerous, and to some, improved EPC efficiency is just the latest in a longline of landlord expense.

Currently three quarters of all rental properties in the UK are below grade C, so if the proposal is passed, and new C and above regulations are introduced, improvements will become mandatory, so let’s consider how a good EPC rating can benefit a landlord.

  • Adding more energy efficient measures means lower bills for your tenants, meaning they are under less financial pressure.
  • A higher EPC rating may improve the value and appeal of your property to future buyers/renters.
  • If the government introduce green mortgages you may benefit from lower BTL rates.
  • Increasing your properties efficiencies will lower your carbon footprint.
  • You, your property, or you tenant may qualify for government funded assistance

MRC is committed to helping our landlords and tenants become more energy efficient, we are members of TrustMark, the certified government endorsed quality scheme, and the Federation of Master Builder (FMB) specifically audited on insulation and energy efficiencies. Call us today to discuss how we can help improve your EPC rating.
